What is the puntensysteem for a rental home?

It is the woningwaarderingsstelsel (WWS), the points system that scores a home on its size, energy performance and fittings. The point total fixes both the segment the home is in and the maximum rent that may be charged. The scoring rubric is in the Besluit huurprijzen woonruimte, and the points-to-euro table is in the Uitvoeringsregeling huurprijzen woonruimte.

How many points is my home worth?

That depends on the exact floor area, the energy label, the kitchen and bathroom, the WOZ value and the outdoor space, so it cannot be judged by eye. The huurcommissie publishes an official points check on its website that works through the features, and it is the reliable way to get a point total for a specific home.

How do points translate into a maximum rent in 2026?

Each point total maps to a maximum bare rent in the 2026 table. A home at 143 points is capped at EUR 932.93, a home at 186 points at EUR 1,228.07, and a home at 187 points or more is free-sector, where the points do not cap the rent. The value per point is not flat, so the table has to be read row by row rather than multiplied out.

What are the three rent segments?

For 2026 a self-contained home scoring up to 143 points is social housing capped at EUR 932.93 per month, a home scoring 144 to 186 points falls in the regulated middenhuur band up to EUR 1,228.07 per month, and only a home at 187 points or more is free-sector, where the rent is not capped by the points. The euro figures are re-set each 1 January.

Can I be evicted for being over the points?

No. If a regulated home is scored above the rent charged, it is the landlord who is charging an unlawful rent, and since 1 January 2025 the gemeente can fine that landlord. The home is corrected downward through the huurcommissie, and the tenant is not penalised, so being over the points is not a ground to lose the home.

Is a rent above the points maximum automatically void?

Not automatically. A tenant challenges an over-set rent through the huurcommissie, using the starting-rent test within six months of moving in under artikel 7:249 BW or a later rent-reduction request under artikel 7:254 BW. The huurcommissie assessment, and ultimately the kantonrechter, fixes the maximum rent for the specific home.
